Lagos Government Uncovers 176 Unauthorized Estates, Issues 21-Day Compliance Ultimatum

In a bold move to enforce orderly urban growth, the Lagos State Government has uncovered 176 illegal estate developments sprawling across key corridors of the state—primarily Eti-Osa, Ajah, Ibeju-Lekki, and Epe.

The revelation came through a statement issued Sunday by Mukaila Sanusi, Director of Public Affairs at the Ministry of Physical Planning and Urban Development. The identified estates, he said, had no formal layout approvals, contravening state urban development regulations.

Speaking on the matter, Oluwole Sotire, the Permanent Secretary in the Office of Physical Planning, emphasized that these developments undermine the state’s long-term vision for sustainable urbanization, which is anchored on the T.H.E.M.E.S+ Agenda—Governor Babajide Sanwo-Olu’s blueprint for a smarter, more resilient Lagos.

Among the flagged estates are:

Adron Homes, Elerangbe

Aina Gold Estate, Okun-Folu

Diamond Estate, Eputu

Prime Water View Garden, Ikate Elegushi

Royal View Estate, Ikota

In response, Sotire has issued a 21-day ultimatum to developers of these estates, urging them to present all required documentation to the Ministry at the Secretariat, Alausa, Ikeja, for layout approval processing.

“This regulatory action is not punitive,” he noted, “but a standard exercise to bring estate developments into compliance and maintain urban order, functionality, and smart city resilience.”

The Ministry reaffirmed its commitment to regulating both public and private estates in Lagos to prevent environmental chaos and protect residents’ interests.

This development signals the state’s resolve to tighten oversight of land use and estate development, especially in rapidly expanding districts, to curb unregulated urban sprawl.
